Phuket property, explained before you buy

We are a Kamala-based agency for buyers from abroad. We show a few projects we know well, and we answer the first questions plainly: can you own it, what does it cost, and where is the area heading?

Can foreigners own property in Phuket?

Yes, in three main ways. Which one applies depends on the type of property.

Condominium

Freehold in your name

Foreigners can own a condo unit outright, as long as total foreign ownership in the building stays within 49% of its floor area. The money must come from abroad in foreign currency.

Villa or house

Registered land lease

Foreigners cannot own land. You lease it for up to 30 years, registered on the title deed, and you can own the house built on it. Renewals are a contract promise, not a legal right.

Thai company

Only with real Thai shareholders

A Thai majority-owned company can hold land. Using Thai nominees who don't really invest is illegal and can cost you the property.

Visitor numbers are holding close to 2025 levels, new direct flights start this high season, and the island's biggest private investments are going into the north, between the airport and the west-coast beaches.

How buying works

  1. Reserve

    A reservation fee holds the unit. We confirm in writing whether it is refundable before you pay.

  2. Check

    An independent lawyer checks the title deed, licences and the developer.

  3. Sign

    You sign the sale or lease contract, usually with the first payment.

  4. Pay in stages

    Off-plan projects are paid as construction progresses, sent from abroad in foreign currency.

  5. Transfer

    Ownership or the lease is registered at the Land Office, and you receive the keys.
